Improvement Location Certificates, or ILCs, are important for brokers, lenders, title companies, municipal agencies, and borrowers. The ILC provides a document that shows a bird's eye view of a property, summarizing deeded boundary dimensions, approximate improvement locations and identification of easements in title commitments.

As a land developer and real estate lawyer in Arizona I've worked with many surveyors the last 35-40 years and Rob and Justin at Gillians are among the best of the best. When I called them to survey my daughter's residential lot in downtown Denver they showed up on the day, at the hour and to the minute they said they would be there, completed the job in less time than expected, and while there Justin explained exactly what he was doing and why.
Their drawings were precise, well organized, and understandable. Even though it's difficult to precisely estimate a job because of unanticipated circumstances, their cost was exactly the same as was quoted, and compared to other Denver surveyors, was very reasonable.
