In spring 2015, I hired Matt Sawyer to survey a property my family had just purchased. Almost immediately, I noticed something was off: the monuments he placed suggested that a block wall on my southern property line architecturally part of my home for eighty years encroached on my neighbor's lot by a few inches. I raised this with Matt. He dismissed me.
Trusting his survey, I proceeded with improvements, including replacing that deteriorating wall within what I believed were my boundaries. That decision set off a nightmare. My neighbor convinced the wall was his, emboldened by Matt's survey threatened to kill me, physically assaulted me, threatened my contractors (one of whom quit), abused his position at the City to harass my family, and filed a frivolous lawsuit against me. He lost, with prejudice.
Four years later, in June 2019, I discovered a subsequent survey of a neighboring property by a different surveyor that identified a four-inch error in Matt's calculations. When I confronted Matt, he admitted the mistake then tried to get me to sign a release before refunding my fees. I refused. I needed to understand the full impact first.
The impact was significant: my neighbor's fence, built using Matt's erroneous survey, was now encroaching on my property by several inches, and other construction projects of mine had been affected. When I asked for his errors and omissions (E&O) insurance information to file a claim, Matt refused, hiding behind the argument that "a few inches is not an encroachment" and that I had "suffered no damages." He also refused mediation.
I sued not for the money, but to hold him accountable. Before the hearing, Matt offered $1,000 to settle. I declined. At the hearing, the judge cited the wrong statute of limitations (overlooking CCP 337.15, which allows ten years), and the case was dismissed. Courts don't always get it right.
Matt may think he won. He didn't. He is the surveyor whose error caused my family to be terrorized for years. That is now part of the court record. And the fence my neighbor maliciously planted on my property referencing Matt's flawed work remains there today as a daily reminder of his mantra: "a few inches is not an encroachment.

We are very happy about our experience with Matt. He was quick to communicate and his price was fair and competitive! Also, he was able to start the job sooner than other surveyors we talked to. Matt is an exceptional land surveyor. He was able to find the original monuments and provided an accurate corner report for our property. We have a property line dispute with a neighbor, and the corner report he completed and filed with the county confirmed the exact location of the property lines, so now we will be able to replace the current fence which is falling down.

I needed to have my residential property surveyed to build a shared fence with my neighbors. Sawyer Land Surveying proved to be a professional operation with solid customer service. Matt Sawyer was transparent from the beginning and let me know what services were offered as well as what the fee was upfront. I had a boundary survey performed on our property prior to having our landscaping completely redone. Matt was a true pro. He came out and performed admirably. Always showed up on time and completed all paperwork and filings with the county clerk expeditiously. I highly recommend Matt both personally and professionally. Matt is one of the most honest and professional individuals that I have worked with in a long time. I needed a property survey for my house for a couple different reasons; one mainly being that I plan to remodel and needed to know exact corners of my lot. My neighbor had a survey performed a year ago and Matt actually said, that I may only want a corner map because it would save money; however, I wanted the full survey. Matt kept me posted and updated through the entire process which takes approximately 2-3 months with having the actual survey performed, record survey maps created and approval and submittal with the county/city. Matt basically took care of everything and he also found an error with the survey performed a year ago that allowed me to get the full lot size as identified in my deed. I checked with the city earlier this month and all records are on file. I would definitely recommend Sawyer Land Surveying!

I found Matt while I was searching online for a land surveyor to do a survey on an old property that I recently purchased. I was a bit cautious at the beginning since he didn’t come through a referral. But it turned out to be one of my best decisions. Matt conducted a corner record and topo survey for me. I had the best experience working with him. He was very professional and easy to work with. Great communication. And always deliver what he has promised on time.
