Landstar Surveying The Colorado State Board of Licensure for Architects, Professional Engineers and Professional Land Surveyors is pleased to introduce its inaugural newsletter providing news and information pertinent to your professions. The Licensure Board is cracking down on the proper uses of Improvement Location Certificates (ILC's). A registered land surveyor in Colorado, I prepare Improvement Location Certificates in Larimer, Weld and parts of Boulder county.
Services
Due to issues with receiving incomplete and inaccurate property legal descriptions, we are no longer using an order form. All orders must be placed via email to landstarilc@live.com with either a title commitment or property deed attached. An abbreviated legal description from a county assessors office web site will not be accepted as they are often abbreviated to the point of being incomplete.
To receive a quote, please either email the title commitment to landstarilc@live.com or call Narda at 970-587-8822. Properties that include more than one lot or a portion of a neighboring lot, county subdivisions, larger lots, acreages, custom homes and commercial properties will be priced higher. Typical turn-around time is anywhere from one to three weeks and can vary depending on current workload and weather.
An ILC is an option in the contract to buy and sell real estate. More and more, title companies and mortgage companies are requiring ILC's for all real estate transactions. An ILC is prepared by a licensed surveyor. A visit to the property is made and all improvements (house, sheds, driveways, barns, etc.) are located and measurements are taken.
