These guys were prompt and reasonably priced. But the reason I gave them 5 stars was because our construction job took so long to get started because of the permitting process, rains, etc. that the boundary stakes had disappeared. Belleci came out right away for us and restaked what was needed and made sure our contractor could see the boundary. Nothing was delayed because they came out so quickly. The person who answers the phones there is also wonderful. She's friendly and efficient, and does a great job communicating and coordinating.

This is a highly ethical and professional company. The owner is are lifetime East Bay family /resident that knows how to effectively work with city and county and state requirements to be sure everything is done properly.

I needed a property survey of my back fence, which I measured to be onto my property, the neighbor taking a strip of my property. After speaking with Charlie Capp, he showed up at my house late one morning without calling because he was in the neighborhood. He brought a quote and told me to "put on some pants" if I wanted to check some measurements.

I had answered my door in my robe since I wasn't feeling well and was in bed when he knocked on the door. I put on pants and he was here for well over an hour as he confirmed a lot of measurements I took, looked at the back fence and how my back neighbor had obviously taken a HUGE chunk of my next door neighbor's property where the property line was supposed to be a straight line and there was a huge jog into my neighbors yard, and he read the bogus survey my neighbor prepared because he worked for a survey company. Charlie demanded a copy of my neighbor's bogus survey to nail him to the wall, which I didn't provide because I have to live next to the man and we still had to settle the problem of where to put the replacement fence. Charlie left me with an eight page contract, with a quote that added in bold type that it did not include any additional work that may take place on the project, and there were forty-four (44) provisions to the contract that looked like I was hiring an attorney and had no say in any of his decisions.

So I wasn't sure if he was going to charge me for nailing my neighbor to the wall. I had to file a claim with my title company because my neighbor claimed he could keep any property on his side of the fence because I was granted clear title. The attorney from my title co. asked if Bellecci could give me a quote just for the survey itself, since he got my neighbor to agree with me that he would pay half and put the new fence on the actual property line.

I emailed Charlie Capp asking for that, and telling him I didn't want to hang him to the wall at least until after the survey and fence were done. Charlie wouldn't respond, but left a voice message a few days later "confirming that I received his short message". I didn't receive any other message, emailed that I didn't, and I never heard from him again.

I found another surveyor that gave me an easy to read one page contract who accomplished the work professionally. It was disturbing and unprofessional for Charlie to show up at my house unannounced and tell me to put on some pants to come out and check measurements, and insist on nailing my neighbor when his 44 provisions to the agreement could easily have gotten me into a lot of extra charges and a much bigger problem with my neighbor, and then refusing to give me a firm quote on just doing the survey. And not sending me the short message he called to confirm I got it, and never contacting me again. It turned out to be for the better.
